Reminder!
If you feel your home has been over-valued by your county Appraisal District, make sure you get your protest forms in the mail, preferably today or tomorrow by certified mail return receipt requested. If not, walk it in on Tuesday, and get a stamped copy. If not, mail it registered on Tuesday. If not, just mail it on Tuesday and take your chances!
You can include with that the “Request for Information” form here for Travis County (for Bastrop scroll to the bottom of this message), which will help you in preparation for your informal and formal hearings.

Most cities do not push the limit like Austin does. Most cities keep the valuation a good percentage under what houses may be selling for. TCAD should have to prove the value if they place it at market value. One block away from me where I am, lots by themselves are valued at $100,000 less, so we carry a huge burden. How is this arbitrary line declared? It is the same subdivision, but TCAD found a way to raise appraisals more, by raising the lot value so it could not be disputed, penalizing homeowners ongoing because some commercial developer bought a house and demolished it, then rebuilt. Then the developer builds a condo and gets a tax break, leaving the homeowner to suffer. It is disgusting that citizens are getting pushed out of their homes by excessive taxes. Just because someone bought a home years ago and the developers target a neighborhood, it does not mean the homeowners are rich. Why should people in their retirement years have to carry the larger share of school taxes, to the extent they are shoved out of their homes? This is a crime against aging people who are on fixed incomes. Property values go up and down, but appraisals just keep going up every single year. In a year that is known to be a down year, TCAD should not be raising property values.
